I order my roadbed from calroadbed.com already precut, it is a little more expensive but it saves time and you can hand lay rail.
They also offer sheets and turnout blocks if you want them.

The dealer listed in Christiansburg closed in 2009. I bought all
they had for my HO layout. I also have an O Guage layout with a Homasote
over plywood base.

Since there are a lot of NWHS members in Central and SW VA, a check
centered on my home zip of 24121 returned dealers in Lynchburg and
Christiansburg.

There are a lot of California suppliers listed at this site.
Homasote 440 is carried in stock by several Home Depot
locations in northern VA and there may be a source near you in CA as
well.

for another homasote source, try Menards, look for any local
lumber
suppliers as well, if not in stock, perhaps orderable.
Menards
has them also cut in 2x4 boards, perfect for my modular work.
I have not seen it in my local Home depots.
