I can't help you Dave as to why a listing is such.

However, it's interesting in the ratings itself: I'm closer to the 40
arpent, a couple blocks from you, the inside and outside is trashed, and the
bricks still remail. Yet, mine got a 30-60% rating. It shows how a "drive-by
inspection" can be as pitiful as a "drive-by shooting".
