For those who have been wondering the "truth" about St. Bernard's "past and
present" rental real estate market, this info. is for you: After reviewing
various market reports "provided to the State of Louisiana, by Provident
Realty Advisors, which are contained within their tax application
documents," I just completed an "in-depth" study, of my own, of the rental
real estate market in St. Bernard Parish for the years 2007, 2008, 2009,
2010, and 2011 (thus far), with regard to the average number of days it took
to rent a residential property "in St. Bernard Parish."

Here goes:

In 2007, it took an average of 68 days to rent a residence out in St.
Bernard.

In 2008, it took an average of 39 days to rent a residence out in St.
Bernard.

In 2009, it took an average of 51 days to rent a residence out in St.
Bernard.

In 2010, it took an average of 62 days to rent a residence out in St.
Bernard.

Thus far, in 2011, it is taking an average of 105 days to rent out a
residence in St. Bernard Parish.

Based on this study, that was performed from information I directly obtained
from our own St. Bernard Parish MLS -- Not Orleans -- Not Jefferson -- Not
St. Tammany -- But our own St. Bernard Parish rental market MLS data -- this
information confirms, in my professional opinion, that there is simply no
huge, urgent, desperate, emergency need for 288 new apartment units in St.
Bernard Parish, at this time, as Provident Realty (& Company) would like
everyone to believe.
