You are wrong I am definetely not making an emotional decision,  emotions
don't have money.....   I wonder why in the heck no one relocated after
Betsy??   Grant it it wan't one of the Largest Natural Disasters .......
Every state has there demons,  good luck,  I don't beleive anyone is 100%
safe unless you are Jesus Christ or something.  When you are dealing with
Mother nature you have no choice.
