Jim,

The problem with the FEMA maps is that they are old and do not break down
individual lots. Your lot may be higher than your neighbors.

Think about it, I was in a B zone while the guy next door to me was in an A
zone. My sister had her house in a B zone but her back yard in an A zone.

If you go to the FEMA website for the Map Service Center (www.msc.fema.gov)
and you create a FIRMETTE and it shows the elevation of your area is this
not sufficient or do you have to have a specific elevation survey done for
the property itself?

As I said before, it seems that FEMA, the government wants to say it's okay
to rebuild but they want to nickel and dime you to death until you get tired
of all the hoop-jumping, never knowing which is the last hoop!!

If your house plans do not have it included and your insurance
company does
not have it, you will likely need to get an elevation survey done.
