hey westley,
just for your info, X zone is not a special zone, it is like being in a B or
C zone and you are not required to have flood insurance by lenders. they
made this zone years ago when the flood maps changed last time. i on the
other hand, would advise anyone in st. bernard to carry flood insurance no
matter what zone. with the X, B or C, flood insurance is much cheaper than
an A zone.

In FEMA terms, if you are in an A or V zone, you are in a flood plain.
Anything else is not considered a flood plain, with the exception of X, I
think, which is a special zone for those who are on the waters edge.
