Elaine,
Their doing a 1004 "should" catch the previous errors on square footage and
other features they missed about the property. Still, if they had gone
about this correctly in the first place, they should have had the correct
specs on the property to begin with.
Based on what you've said here, it is clear that the house had 1,700 sq. ft.
and that's what the appraisal should be based on, as well as the correct lot
size.

First let me say we are well pleased with the appraisal you did on my mom's
home. The reason I was asking because I thought by some chance, the Road
Home might finally be doing what they should have been doing all along. But
from what you're saying, that doesn't seem too promising.
I did have a second appraisal done since the house was donated to my
daughter, and we wanted to get it done with her as the homeowner. I also
thought maybe two would be better than one, to send them with the appeal in
order to show that the RH appraisal is still way too low, since they (RH)
seem to not want to budge on the pre K value of the home.
We finally got the damage estimate on the house, and the square feet on the
damage estimate, or CAD report (I think that's what it's called) is almost
1700 square feet and the sq ft on the BPO is 1200 and the Market Analysis is
1500 sq ft. It seems to me they should be able to compare the square
footage of the damage estimate with the appraisal value the give. I just
don't know how they can come up with these figures, or where they are
getting them from. The size of the lot is also incorrect (by 1000 sq ft), as
are quite a few other things. They have no carport, garage, pool, etc.
listed on the BPO & Market Analysis and the house has all of these.
I was hoping that maybe they would do what is fair with this 1004 appraisal
and we could get this behind us. Thanks so much for your help.
