The Chalona Apartments are on "C1" zoned land and the existing warehouse
structure is actually on residentially zoned, "R1", single family dwelling
land. The single parcel of land extends back over 600 feet from East St.
Bernard Hwy, is surrounded by beautifully restored, family occupied homes,
lacks adequate road access. According to documents in the planning folder,
the warehouse didnot have electricity prior to Hurricane Katrina, but was
granted a permit in Spring 2011, just after the new owners purchased it,
creating this violation of local ordinances which do not allow commercial
buildings on R1 property and further does not allow any commercial incursion
past 250 feet from the highway. It's in the middle of a neighborhood where
commercial use doesnot belong. They should develop it residentially and
find another more appropriate site for commerical development and leave our
neighborhoods alone. ---- SJK
